There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday, May 14, 2013 at 7:00 p.m. in the Mildred Stark Room in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

 

Brian Riley, Applicant/Owner is seeking a Variance to build a deck with stairs that encroaches ten (10) feet into the required fifty (50) foot Wetland Surface Water Conservation (WSWC) District whereas Sections 13.3.5.2 & 13.3.3.5 of the Goffstown Zoning Ordinance require a fifty-foot setback from wetlands and do not permit structures within the WSWC district. The property is located on 47 Parsons Drive, (Map 7, Lot 71-5-16) in a Residential-1/Agricultural District.

 

David Letourneau & First Step Realty Trust, Applicant/Owner is seeking a Variance to construct a 42’X60’ Quonset Hut style storage building to be located four (4) feet from the side property line, whereas Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance requires a side setback of twenty-five (25) feet. The property is located on 84 Daniel Plummer Road (Map 3 Lot 37-1A) in the Industrial District.

 

Adam McCune, Applicant/Owner, is seeking a Special Exception to allow eight (8) chickens (hens) to be raised on the property. In the Residential-1 Zone, the raising and keeping of poultry is listed as a use permitted by Special Exception in Section 3.12, (Table A.10) and supplemental standards in Section 5.5 (Inclusive of 5.5.1 & 5.5.2) of the Goffstown Zoning Ordinance. The property is located at 120 Mountain Road (Map 4 Lot 81), in the Residential-1 District.

 

Jutras Signs, Applicant & 586 Mast Road, LLC, Owner are seeking Variances for SuperSuds Car Wash, to erect a free standing sign with LED Lighting and affix another LED sign to the rear of the building. The Variances are needed as this property is zoned Commercial and the signs will be constructed within 250 feet of a residentially zoned area whereas Section 6.6.3 of the Goffstown Zoning Ordinance requires that all signs within 250 feet of a residentially zoned area be illuminated by a shielded external white light only with no internal illumination permitted. The Property is located at (SuperSuds Car Wash) 586 Mast Road (Map 18 Lot 17), in the Commercial Zone.

 

Roland & Suzanne Paradis, Applicant/Owner, are seeking a variance to add a deck and stairs to the existing house that will be 21 ft. from the rear property line whereas Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance requires a rear setback of 25 feet. The property is located at 120 Edmond Street (Map 15 Lot 181) in the Commercial Zone.

 

Allen Gamans, III, Applicant and Pat Gamans Schubert, Owner, are seeking a variance to demolish and rebuild in the same location an existing garage that is three feet from the side property line whereas Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance requires a side setback of 10 feet and Section 14.9.1.2 does not permit the reconstruction of a non-conforming structure unless it meets the current zoning requirements.
