PUBLIC NOTICE GOFFSTOWN ZONING BOARD OF ADJUSTMENT There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday, February 7, 2012 at 7:00 p.m. in the Mildred Stark Room in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

Public Hearings:
Richard & Elisabeth Dolan, applicant/owners are seeking Variances to demolish the existing non-conforming detached garage and build a new 32 ft. X 24 ft. detached garage up to 5 feet from the front property line whereas Section 4.3 of the Zoning Ordinance requires a 35 ft. front setback; and to allow the second floor of the proposed garage to be built as a 768 sq. ft. Accessory Dwelling Unit, whereas Section 5.2 of the Zoning Ordinance requires a maximum of 650 sq. ft. and that the dwelling unit be built within or attached to the Single Family Residence and that there be at least one interior connecting door between the two units. A Special Exception is required under Section 3.12 Table A6 of the Zoning Ordinance to build an accessory dwelling unit in the Agricultural Zone. The lot is located at 356 Worthley Hill Road (Map 42 Lot 17) in the Agricultural Zone. (This was continued from the January 3, 2012 Meeting)
James E.M. Coughlin, Jr., Trustee of Woodland Trust, applicant, is seeking a two-year time extension for a special exception previously approved on February 2, 2010 to allow multi-family housing on a lot in a Residential-1 District. The project consists of subdividing the existing 68.23-acre lot into two lots and constructing 76 attached single family townhome units on a 37.11-acre lot with frontage on Bog Road. Section 3.11.A.3 of the Zoning Ordinance, Table of Principle Uses, lists multi-family as a use permitted by Special Exception. The property is located off Mountain Road and Bog Road (Map 4, Lot 87-6) in a Residential-1 District. Placid Woods is the owner of the property. Special Exceptions expire after two years from the date of approval if active and substantial development has not been accomplished. (This was continued from January 3, 2012 Meeting)
Jennifer Levie & Marie LaRoche, owners & applicant, are seeking Variances to build an attached garage to an existing single family home Zero (0) feet from the front lot line whereas Section 4.3 of the Zoning Ordinance requires a 25 foot front yard setback. The applicant is also proposing to build the proposed garage twenty-six (26) feet from the rear lot line whereas Section 4.3 of the Zoning Ordinance requires a 30 foot rear yard setback. The Property is located at 144 Moose Club Park Road (Map 21 Lot 115), in the Residential-2 Zone.
Alphee Methot, Applicant & Owner, is seeking Variances and a Special Exception to demolish an existing single family home and rebuild a new one in its place. The Variance is needed because the proposed new house would be built 5 feet from the west side property line whereas Section 4.3 of the Zoning Ordinance requires a 15 foot side yard setback. Section 14.7.3 of the Zoning Ordinance requires this application to obtain a Special Exception to develop a non-conforming lot. Section 14.7.3.3 of the Zoning Ordinance requires conformance to the setback requirements as a condition of obtaining this Special Exception. The property is located at 15 Cove Street (Map 24 Lot 63A), in the Residential-2 Zone.
LaMontagne Builders, Inc. c/o Bernstein, Shur, Sawyer, & Nelson, PA, Applicant, is appealing an administrative decision of the Planning and Zoning Administrator to require a Special Exception to build a new house on the existing non-conforming lot located at 6 Terrace Lane, (Map 20 Lot 8A) owned by Jacqueline Hamilton, and located within the RSBO-2 Zone. As a back-up should the appeal fail, the applicant is also seeking a Special Exception to develop the aforementioned lot as required by Section 14.7.3 of the Zoning Ordinance. Correspondence:
