GOFFSTOWN ZONING BOARD OF ADJUSTMENT

There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday September 3, 2019, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

Public Hearings:

Time Extension Request for: Charter Development Co., Applicant & Owner, were granted Variances and a Special Exception by the Zoning Board of Adjustment in September 2017 to build a 99 Unit Multi-family Development (4 buildings, which includes the existing mill building) on a nonconforming lot.  At their meeting held on September 5, 2017, the Zoning Board of Adjustment granted a Variance to allow construction and modifications to be located within the inner 50 ft. of the 100 ft. Wetlands Surface Water and Conservation District Buffer (WSWC), whereas it is not permitted per Sections, 13.3, 13.3.3.4, 13.3.3.5, 13.3.5.1, 13.3.5.2 and 13.3.5.3 of the Goffstown Zoning Ordinance.  Also granted was a Special Exception under Section 14.7.3 of the Goffstown Zoning Ordinance to redevelop a non-conforming lot with 31.85 ft. of road frontage, whereas 50 ft. is required per Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance.  At their meeting held on September 27, 2017, the Zoning Board of Adjustment granted a Variance to allow 99 units, whereas only 64 units are permitted based on the density calculations.  Also granted was a Variance to allow the buildings to be constructed at a height of 54 ft. to the peak, whereas the maximum height allowed is 45 feet.  Both these Variances concern Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance.  The parcel is located at 15 Factory Street, (Map 34, Lot 171), Zoned:  Village Commercial

Keith & Margaret Townsend, Applicants/Owners, are seeking a Variance to place a shed within 2 ft. of the side property boundary, whereas a 10 ft. setback is required.  This concerns Section 4.3 of the Goffstown Zoning Ordinance.  The property is located at 15 Foch Street, (Map 16, Lot 56), Zoned:  Resdiential-2

John & Tanya Libby, Applicant/Owners, are seeking a Variance to construct a porch within 17 ft. of the front property boundary, whereas a 25 ft. setback is required.  This concerns Section 4.3 of the Goffstown Zoning Ordinance.  The property is located at 42 Larch Street, (Map 16, Lot 153), Zoned:  Residential-2

Public Service of New Hampshire, d.b.a. Eversource Energy, Applicant/Owner, is seeking a Special Exception under Section 3.11, Table of Principal Uses, of the Goffstown Zoning Ordinance to replace overhead electric utility structures along the existing K105 Distribution Lines located in Goffstown NH, between Addison and Shirley Hill Roads, and up to the Bedford line.  The poles are being replaced in the same location and will remain substantially the same size and shape as the existing poles, however new poles will be constructed of steel for longevity.  The structures being replaced in Goffstown will be accessed from Shirley Hill Road.  Zoned:  Agricultural
