GOFFSTOWN ZONING BOARD OF ADJUSTMENT

There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday March 3, 2020, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

Approval of Minutes:  Minutes from the February 11, 2020 ZBA Meeting are available at the Zoning Department or online at http://www.goffstown.com/minutes.html

Public Hearings:

TF Moran, Applicant, and LEED Development, LLC, Owner, seek the following Variances from the Goffstown Zoning Ordinance – Variance under Section 3.11, Table of Principal Uses, to permit construction of multi-family housing in the Commercial District; Variance under Section 4.3, Table of Dimensional Regulations, to allow construction of 33 multi-family residential dwelling units, whereas 31 units are permitted; and a Variance under Section 4.3, Table of Dimensional Regulations and Section 15.3.5, Construction on a Lot Without Street Frontage, to allow construction on a lot whose only road frontage is a private way whose sole access to the private way is via a private access easement over an abutting parcel.  The property is located off Mast Road (behind 585 Mast Rd – Franklin Savings Bank) and is generally referred to as Land Unit 2 (Map 18, Lot 60-2) on an approved and recorded Consolidation and Condominium Site Plan for Abingdon Place, Zoned: Commercial  (Continued from the February 11, 2020 Meeting.)

New England Property Maintenance, Applicant, & Aimee R. Kozlowski, Owner, seek a Variance to perform site work (removal and replacement of retaining wall(s), re-grading, and removal of one tree) within the “inner 50-ft.” of the 100 ft. Wetland and Surface Water Conservation District buffer.  The concerns Section 13.3.5, Uses not permitted in the WSWC District, of the Goffstown Zoning Ordinance.  The property is located at 84 Lynchville Park Road, (Map 24, Lot 57), Zone:  Residential-2
