GOFFSTOWN ZONING BOARD OF ADJUSTMENT
There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday September 05, 2017, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

Public Hearings:
Hugh M. Smith, Owner/Applicant, is seeking a Variance to construct a two-family dwelling unit (duplex home) on a on an undersized lot, whereas only one dwelling unit is permitted. This concerns Section 4.3
(Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 68 Holly Street (Map 14, Lot 22), Zoned: Residential-2 (Continued from the August 1, 2017 Meeting)
Charter Development Co., Applicant & Janigan Associates, Inc., are seeking Variances and a Special Exception from the Zoning Board of Adjustment to build a 99 Unit Multi-family Development (4 buildings, which includes the existing mill building) on a nonconforming lot. The first Variance is required as the applicant seeks to have 99 units whereas based on the density calculations, only 64 units are permitted. A second Variance is required to allow for the buildings to have a height of 64 ft., whereas the maximum height allowed is 45 ft. Both these Variances concern Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. A third Variance is required to allow construction and modifications to be located within the inner 50 ft. of the 100 ft.Wetlands Surface Water Conservation District Buffer (WSWC) whereas it is not permitted per Sections, 13.3, 13.3.3.4, 13.3.3.5, 13.3.5.1, 13.3.5.2 and 13.3.5.3 of the Goffstown Zoning Ordinance. A Special Exception is required as the lot only has 31.85 ft. of frontage whereas 50 ft. is required per Section 14.7.3 of the Goffstown Zoning Ordinance. The parcel is located at 15 Mill Street, (Map 34, Lot 171), Zoned: Village Commercial (Continued from the August 10, 2017 Meeting.)
John J. Beliveau, Owner/Applicant, is seeking a Variance to build an accessory building/garage on a vacant lot. This proposed building/garage will be accessory to the lot located across the street at 49 Chatel Avenue (Map 24, Lot 15A-7), that currently has a principal residential use located on it. Louis P. LaForce, Owner/Applicant, is seeking a Variance to build a 24’ X 24’ detached garage that will be located within the inner 50’ of the Wetlands Surface Water Conservation District Buffer. This concerns Sections 13.3.3.5 & 13.3.5 of the Goffstown Zoning Ordinance. The property is located at 120 East Dunbarton Road, (Map 9 Lot 106), Zoned: Agricultural
R & P Realty, LLC Owner/Applicant & 6 Laurier Street, LLC, Owner/Applicant are seeking a Variance to allow a proposed automotive /collision repair shop to be built with the required 50 ft setback from a residential zone. This concerns Section 4.3, (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance.
