GOFFSTOWN ZONING BOARD OF ADJUSTMENT
There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday February 09, 2021, at 7:00 p.m. In accordance with the Governor’s Emergency Order #12, Pursuant to Executive Order 2020-04, the Zoning Board of Adjustment will utilize the emergency meeting provisions of RSA 91-A to conduct meetings through electronic means while preserving, to the extent feasible, the public's right to notice of such meetings and ability to observe and listen contemporaneously. Public Hearings:
Hemily Investments, LLC, Owners/Applicants are seeking two Variance Requests. The first request is to allow a proposed Multi-family use in the Commercial Industrial Flex Zone. The second request is to permit the proposed 30-unit Condominium Development that will have four buildings with less than the ½ the building length to the side setbacks. This concerns Section 3.11(A) (3) and Section 4.4.1.3 of the Goffstown Zoning Ordinance. The properties are located at 134 Mast Road, (Map 5, Lots 54 & 54-1), Zoned: Commercial Industrial Flex Zone (CIFZ) (Continued from the December 01, 2020 and the January 05, 2021 Meeting ZBA Meeting.)
Tania Gosselin, Owner/Applicant is seeking a Variance to allow the construction of a deck and a sunroom with dormer(s) onto the rear of the home, approximately 15 ft. from the side property line whereas a minimum 25 ft. setback is required per Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 16 Incline Avenue, a Class VI Road, (Map 42, Lot 7), Zoned Agricultural
James E.M. Coughlin, Jr., Trustee of Woodland Trust, Applicant, and Placid Woods, Owner, are seeking a time extension for a Special Exception initially granted on February 2, 2010 to allow multi-family housing on a lot in a Residential-1 District. The project consists of subdividing the existing 68.23-acre lot into two lots and constructing 76 attached townhome style units in multiple buildings on a 37.11-acre lot with frontage on Bog Road. Section 3.11.A.3 of the Zoning Ordinance, Table of Principle Uses, lists multi-family as a use permitted by Special Exception. The property is located off Mountain Road and Bog Road (Map 4, Lot 87-6) in a Residential-1 District. Special Exceptions expire after two years from the date of approval if active and substantial development has not been accomplished. A previous time extension was approved in March of 2019 and is scheduled to expire.
