Map 16, Lot 172, Completeness Review./Conditional Use Permit & Waiver Request Hearing to allow for the driveway expansions/improvements to remain that do not meet the driveway regulations as per Section Appendix A, Section 8.C.5 (No driveway shall be 10 ft. from side property line.) & 8.C.7 (Maximum width of residential driveway shall not exceed 22 ft. including flare radii of 5 feet.) of the Goffstown Development Regulations. The owners are also requesting a Conditional Use Permit per Section 7.4.2 (Separation of Driveways in Residential Districts) of the Goffstown Zoning Ordinance. The Property is located at 640 Mast Road/Larch Street, owned by Jordan & Alyssa Dupuis, Zoned: Residential, Small Business Office-2 (RSBO-2).
Map 6, Lot 46 & Map 5 Lot 38-3, Completeness Review/Subdivision Review Hearing for proposed lot line adjustment between the two lots. No new lots will be created. The owners are June Goss Living Trust, Nicholas Brosseau, (Map 6 Lot 46), and Robert & Laurie Dalton (Map 5 Lot 38-3), located at 61 Center Street and 18 Juniper Drive, Zoned: Residential-1 & Agricultural.
Map 18 Lots 60-2 & 60-1, Completeness Review/Subdivision/Site Plan Review Hearing for a proposal to take an existing two-unit land condominium form of ownership and add another land unit condominium by splitting Lot 60-2 into two land units, creating new Lot 60-3. This will create a three-unit land condominium form of ownership of the properties. The property owners are LEED Development, LLC (Map 18, Lot 60-2) and Franklin Savings Bank (Map 18, Lot 60-1), located off Abingdon Way/585Mast Road, Zoned: Commercial.
Map 18, Lot 60-2 & Proposed Lot 60-3, Completeness Review/Site Plan/Conditional Use Permit Review Hearing for a proposal to build a 2,232 sq. ft. retail restaurant with a drive-through on proposed newly created Lot 60-3, which is part of a three-unit land condominium. A Conditional Use Permit is required to allow for a restaurant with a drive through service, per Section 3.11 (Table of Principal Uses) E(4). Property Owners are LEED Development, LLC, and the property is located at Abingdon Way/Mast Road, Zoned: Commercial.
Map 5, Lots 97 & 98 and Map 4, Lot 88, Completeness Review/Conditional Use Permit Hearing for a proposal to replace overhead electric utility structures along the existing F162 Transmission Line as part of an ongoing rebuild project. Some of the new/replacement structures and site improvements will be located within the Wetland Surface Water Conservation District. A Conditional Use Permit is required per Section 13.3.7.1 of the Goffstown Zoning Ordinance, to replace structures within the Wetlands and Surface Water Conservation (WSWC) District. Public Service of New Hampshire dba Eversource Energy, Easement Owner, and the easement areas located off Wallace Road (Map 5 Lots 97 & 98), Mountain Road (Map 4 Lot 88), Zoned: Residential-1 & Wetlands & Surface Water Conservation (WSWC) District.
