GOFFSTOWN ZONING BOARD OF ADJUSTMENT

There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday, October 4, 2022, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:

Public Hearing:

Build Savvy , LLC, Applicant, and Christopher & Kristen Freitas, Owners, are seeking a Variance to allow an accessory attached dwelling unit that will be 1,000 gross sq. ft., whereas Section 5.2.1 provides a maximum size of 800 sq. ft. of gross floor area. The property is located at 4 Pasture Drive (Map 8, Lot 60-1), Zoned: Agricultural. (This was continued from the September 6, 2022 Meeting and a Special Exception for the accessory dwelling unit was approved at that meeting.)

Richard A Rabito, Jr., Applicant/Owner is seeking a Special Exception to construct an accessory attached dwelling unit in accordance with Sections 3.12.A.6 and 5.2 of Goffstown Zoning Ordinance. The property is located at 143 Monarch Avenue, (Map 9, Lot 4-43), Zoned: Agricultural.

Benchmark, LLC, Applicant and Kimberly Caron, Owner, is seeking a Special Exception to build a single-family home on a pre-existing non-conforming lot that doesn’t meet the lot size and road frontage requirement. This concerns Section 14.7.3 of the Goffstown Zoning Ordinance. The applicant also is seeking a Variance because the lot has 0.34 acres, whereas Section 4.3 requires 2 acres. The applicant also seeks an Appeal/Request per NH RSA 674:41 and Section 15.3.5 of the Goffstown Zoning Ordinance to allow the construction on a pre-existing non-conforming lot that was created in 1941 without frontage on a Town maintained road. The property is located off Wallace Road, (Map 5 Lot 92A), Zoned: Agricultural.

Benchmark, LLC, Applicant and Randy & Kimberly Caron, Owners are seeking a Special Exception to build a single-family home on a pre-existing non-conforming lot that doesn’t meet the road frontage requirement. This concerns Section 14.7.3 of the Goffstown Zoning Ordinance. The applicant also seeks an Appeal/Request per NH RSA 674:41 and Section 15.3.5 of the Goffstown Zoning Ordinance to allow the construction on a pre-existing non-conforming lot that was created in 1941without frontage on a Town maintained road. The property is located off Wallace Road, (Map 5 Lot 89), Zoned: Agricultural.

Joseph Hermann & Brad Klucknick, Applicant/Owners are seeking a Variance to allow for a 160 sq. ft. addition to an existing single-family home that will not meet the front and rear setback requirements. The addition will be 16 ft from the front property whereas 25 ft is required, and the addition will be 8.7 ft from the rear property line whereas 30 ft is required. This concerns Section 4.3 of the Dimensional Requirements of the Goffstown Zoning Ordinance. The property is located at 51 Cove Street, (Map 21, Lot 78), Zoned: Residenital-2

USA Insulation of Southern NH, Applicant and Gtown Compound, LLC, Owners, are seeking a Use Variance to allow for a contracting business within a Residential-2 District, which is not permitted per Section 3.11.I.11 (Principal Uses) of the Goffstown Zoning Ordinance. The properties are located at 560 Rockland Avenue, (Map 15, Lot 34), Zoned: Commercial; and Woodbine Street (Map 15., Lot 33), Split Zoned: Residential-2 and Commercial. The applicant is also seeking a Special Exception under Section 14.7.3 to allow the development of a non-conforming lot (Map 15, Lot 33). Lot 33 is located off a Woodbine Avenue, a Town Paper Road, not Town maintained, and does not meet the road frontage requirement per Section 4.3 of the Goffstown Zoning Ordinance.
