OLD BUSINESS:

Map 5 Lot 54 & 54-1, Completeness Review/Site Plan & Subdivision Review Hearing for proposed (30) thirty-unit residential condominium development. The proposal is to build five townhouse style buildings that will be located at Mast Road & Tatro Drive, The Owner is Hemily Investments, LLC, Zoned: Commercial Industrial Flex Zone. (Continued from the January 12, 2023 Planning Board Meeting. The applicant is requesting a continuance to the March 23, 2023 Meeting.)

Map 42, Lot 60, Request for Relief of the Outer 50’ of the 100’ Wetland Surface Water Conservation (WSWC) District Buffer Review Hearing for a request to build a 22’ X 28’ garage with a 10’ X 15’ breezeway/stair addition (total addition will be approximately 770 sq. ft., including the eaves), that will be attached to the existing home, along with other onsite improvements. A Request for Relief of the Outer WSWC District Buffer is required per Section 13.3.4 of the Goffstown Zoning Ordinance, to allow for the encroachment within the outer 50’ of the 100’ buffer along Mountain Base Pond, which is designated as a surface water. The property is located at 29 McFarland Road, owned by James T. McKim, Jr. Revocable Trust, James T. Map 12, Lot 2, and Map 9 Lot 64, Conditional Use Permit Review Hearing of Public Service of New Hampshire dba Eversource Energy, Easement Owner, for a proposal to replace overhead electric utility structures along the existing C196 and Q171 Transmission Lines as part of an ongoing rebuild project. Some of the new/replacement structures and site improvements will be located within the Wetland Surface Water Conservation District. A Conditional Use Permit is required per Section 13.3.4 and Section 13.3.7.1 of the Goffstown Zoning Ordinance, to replace structures within the Wetlands and Surface Water Conservation (WSWC) District. The Easement areas located off Portage Road and Shanty Road, Zoned: Agricultural & Wetlands & Surface Water Conservation (WSWC) District. Map 23, Lot 13 & 11, Subdivision Review & Request for Relief of the Outer 50’ of the 100’ Wetland Surface Water Conservation (WSWC) District Buffer Hearing for a proposal to adjust the lot lines between the two existing lots and create a third new lot. The applicant is also requesting relief of the outer 50’ of the 100’ Wetlands Surface Water Conservation District Buffer for the proposed driveway encroachments and associated improvements. The properties are located at Chatel Avenue, owners are Vincent & Nicholas Urban (Lot 11) and Astron Holdings, LLC (Lot 13)Zoned: Residential-2 (This application was continued from the October 27th Meeting.)
