GOFFSTOWN ZONING BOARD OF ADJUSTMENT
There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday, July 11, 2023, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following applications:
Approval of the June 6, 2023 ZBA Minutes.
Public Hearing:
Deogratias Mwano, Applicant/Owner is seeking a Special Exception and a Variance to convert an existing detached accessory building into an accessory dwelling unit. An accessory dwelling unit is allowed by Special Exception in accordance with Sections 3.12.A.6 and 5.2 of Goffstown Zoning Ordinance. The applicant is also seeking a Variance as the accessory dwelling unit will not be attached or located within the single-family residence as required per Section 5.2.2 of the Goffstown Zoning Ordinance. The property is located at 140 South Mast Street, (Map 31, Lot 7), Zoned: Residential-1.
Lorena Bouroncle & Rosa Moran, Applicants/Owners is seeking a Special Exception and two Variances to convert an existing detached garage into an accessory dwelling unit on a lot that doesn’t meet the minimum lot size requirements. An accessory dwelling unit is allowed by Special Exception in accordance with Sections 3.12.A.6 and 5.2 of Goffstown Zoning Ordinance. The applicant is also seeking two Variances as the accessory dwelling unit will not be attached or located within the single-family residence as required per Section 5.2.2 of the Goffstown Zoning Ordinance. A second Variance is required as the lot is approximately .55 acres and the minimum lot size required is one (1) acre per Sections 4.3 (Table of Dimensional Regulations) and Section 5.2.7 of the Goffstown Zoning Ordinance. The property is located at 120 Elm Street, (Map 35, Lot 19), Zoned: Residential-1.
Tyler Bobek, Applicant/Owner is seeking a Variance to allow for the construction of a proposed detached 2,400 sq. ft. garage that will be approximately 30 ft. from the side property line whereas a 50 ft. side setback is required per Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 802 Back Mountain Road, (Map 1, Lot 3-2-2), Zoned: Conservation and Open Space.
