GOFFSTOWN ZONING BOARD OF ADJUSTMENT
There will be a public hearing of the Goffstown Zoning Board of Adjustment on Tuesday, October 3, 2023, at 7:00 p.m. in the Mildred Stark Room (Room 106) in the Goffstown Town Hall, 16 Main Street, Goffstown, NH 03045 for the following application:
Approval of the September 5, 2023 ZBA Minutes:
Sarah Johnson, Applicant, and The Smith Family Trust, Heather & Christopher Smith, Owners, are seeking a Variance to build a single-family home on a non-conforming lot, eight (8) ft. from each side property boundary, whereas fifteen (15) ft. is required. This concerns Section 4.3 (table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 135 Moose Club Park Road, (Map 19, Lot 45), Zoned: Residential-2 (Continued from the September 5, 2023 Meeting. The applicant has withdrawn this application.)
Cercle National Club, Applicants/Owners, are seeking a Variance to expand use of its property as a Private membership fraternal or social organization or club onto the Residential-2 portion of Lot 3 and is requesting a variance from Section 3.11.B (11) to a1low for use of the ResidentiaL-2 portion of the property as part of functions including outdoor music and entertainment. This is an accessory commercial use to the abutting Private membership fraternal or social organization or club, Cercle National Social Club, which is permitted by right in the commercial district located at 550 Rockland Avenue, (Map 15, Lot 2), zoned: Commercial. The expanded use is permitted by right on the Commercial portion of Lot 3, subject to site plan approval. A Variance is required because the use of Private membership fraternal or social organization or club is not permitted on the Residential-2 portion of Lot 3, per Section 3.11.B of the Goffstown Zoning Ordinance. The property is located at Woodbine Street (a Town unmaintained paper road), (Map 15 Lot 3), Zoned: split Commercial/Residential-2.
Badfish RE Corp, Applicants/Owners are seeking a Variance to allow a for residential use within an existing building that is located within the Commercial Zoning District. A Variance is required as the use is not permitted per Section 3.11 (Table of Principal Uses), A.1 of the Goffstown Zoning Ordinance. The property is located at 627 Mast Road, (Map 16, Lot 113), Zoned: Commercial.
Deogratias Mwano, Applicant/Owner is seeking two Variances to convert a single-family home into a duplex (two-family) home. The first Variance is required as the lot has .55 acres, whereas the Zoning Ordinance requires one acre of buildable area on a lot without both municipal sewer and water. The second Variance is required because Section 4.3 of the Zoning Ordinance has a maximum number of dwelling units of 1 Dwelling Unit / buildable acre. The property is located at 87 New Boston Road, (Map 33, Lot 14) Zoned: Residential-1.
Jonathan & Judith Richardson, Applicants/Owners, are seeking a Variance to subdivide one lot with an existing home into one additional building lot with 101.80 ft. of road frontage whereas 200 ft. is required. This concerns Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 66 Tenney Road, (Map 10, Lot 8-1), Zoned: Agricultural (This application was previously approved in August of 2021 and has since expired. The owners are reapplying as so they may proceed with the Planning Board for subdivision approval.)
Ian & Elizabeth McGarty, Applicants/Owners, are seeking a Variance to add a 844 sq. ft. addition along with a porch and a deck (totaling 1,680 sq. ft.) to an existing single-family home that will be at the closest point approximately 13.8’ from the front property line whereas a 25’ front yard setback is required per Section 4.3 (Table of Dimensional Regulations) of the Goffstown Zoning Ordinance. The property is located at 11 Summer Street. (Map 38, Lot 39), Zoned: Residential-1.
